Our client, a Commercial property Management company near the Greater Heights area, is currently seeking an AR/AP Accountant. This company specializes in the shopping center segment of the real estate industry in Canada and the United States. Candidates must have practice with retail, office or industrial property management. The AR/AP Accountant will be responsible for assisting and supporting the General Manager and Property Manager for a portfolio of properties in the US and as designated from time to time. Job tasks:
- Accounts Payable
- Accounts Receivable
- Provide general office/property coordination support to the Property Manager;
- Correspond and communicate with tenants and vendors as necessary to maintain a high standard of service or performance.
- Source and negotiate service contracts, schedule and monitor everyday activities and performance of contractors to ensure strict compliance with tasks and performance to the highest standards; obtaining supplier and contractor quotations
- Assist in handling building operator inquiries and respond promptly, and in person as needed, to emergency situations; promote workplace safety.
- Ensure proper reporting of injuries/property damage, facilitate reporting claims with insurance company and manage their disposition by the insurer.
- Monitor aged delinquency reports weekly and supervise rent collections with the assistance of the Property Administrator pursuant to prescribed policies and procedures; ensure timely collection of all rents when due; assist with rental account reconciliations as needed; prepare demand and default notices under the direction of the General Manager.
- Review and ensure accuracy of rent rolls and rent-up on a monthly basis; coordinate required changes as needed with corporate lease administrator.
- Ensure, with assistance from the Property Administrator, that insurance, in compliance with the lease agreements or service contracts, is in place for all tenants and contractors.
- Maintain, follow and establish proper plans, policies and procedures essential to the operation of the centers, to include a Tenant Handbook for distribution to the tenants.
- contact with tenants to resolve tenant issues and assist with tenant requests.
- Assist in the preparation, review and collection of year-end CAM & Tax reconciliations, including responding to tenant questions and audits regarding the same.
- Prepare special tenant billings as required, including tenant back-charge invoices.
- Prepare and process lease-related correspondence, vendor service agreements, and miscellaneous work orders.
- Supervise operations and maintenance including (but not limited to) porters, security, cleaning, sweeping, power washing, landscaping, lighting, fire/life safety systems maintenance and electrical/plumbing services. Review security and maintenance reports everyday and authorize actions or repairs per established company policies and guidelines; resolve center operational issues.
- Implement an effective preventative maintenance program for the centers and maintain proper documentation/logs regarding same.
- Prepare annual CAM and capital budgets and forecasts.
- Execute the operational components of the CAM and capital budgets, as planned/approved and within budget allowances; prepare periodic CAM variance reports.
- Prepare monthly and/or quarterly reports for Senior Management and Center Owners.

Job Requirements

- 3-5 years of related practice with a multiple site commercial/retail management portfolio and post-secondary coursework.
- practice with JD Edwards, MRI, Yardi or Kardin is REQUIRED
- Be willing to travel to sites, when necessary;
- Solid Computer expertise including intermediate to advanced expertise in Microsoft Word, Excel, Microsoft Office and Outlook.
