Company Overview:
A commercial semi-state retail company located near Dublin Airport.

Background to the Function:
The company are currently going through a significant period of growth and looking for a Fit Out Manager.

Job summary and purpose:
A job with this company is a career and Azon has received great reports back from those we have placed within it.
The purpose of this function is to assist in the management of the design and construction and fitout activities connected with new and existing retail operations. You will be directly involved in the initiation, planning, design, execution, monitoring, controlling and the delivery of new stores and in the refurbishment of existing stores. You will be involved in establishing the initial Capex budget and the monitoring and reporting of the budget all over the project.
You will be responsible for monitoring and reporting on progress of all activities connected with the design, construction & fit out of the project. You will be required to identify potential risks and to propose a strategy to mitigate against these risks.
The function will also involve support to the business development function when ARI are preparing responses to RFP's or in the preparation of bid documentation.
This is a wide-ranging position and will require the individual to work with a wide variety of global business stakeholders to achieve project objectives.

Ideal Candidate
Candidates suited for this function will most likely have 3 years practice in construction.
A degree in a Construction related field

Qualifications
   » Formal Qualification in Quantity Surveying or Build Surveying would be preferred.
   » Formal Project Management Certification such as PRINCE or PMP would be preferred
   » Project Management expertise with a minimum of 3 years' practice in managing and delivering retail projects.
   » practice in drafting and analysing budget estimates and BoQ's.
   » practice in reviewing and analysing tender returns.
   » practiced in negotiating with contractors and dealing with issues on site.
   » practice in an airport environment would be an advantage.
   » A detailed knowledge of the Architectural, Retail and interior design process.
   » capability to work on their own initiative.
   » Must be skilled in using MS Project, Excel, Word and Power Point.
   » Knowledge and knowledge of building regulations.
   » Good written and verbal communication expertise.
   » capability to interact and manage various stakeholders- Consultants, Contractors, Airport Authority, Local Authority, Customs, Security, Head Office, Internal departments, etc.
   » Significant practice in Cost and Quality control.
   » Strong background in preparation of and documentation.
   » Proven presentation expertise.

Responsibilities
   » Management of a project that will incorporate a number of 3rd parties including internal designers, external consultants, contractors, specialist suppliers, etc.
   » Interaction with various project stakeholders including vendors, airport authority, partners, local authorities, internal project teams, management and staff.
   » Management of the Design and Construction and Fitout processes.
   » Establishing a Capex budget and the initial start-up budgets.
   » Assume the responsibility the delivery of the Design and Construction and Fitout elements of a project to an agreed standard and within the time and budget constraints.
   » Prequalification of External consultants and contractors.
   » Preparation of briefs and RFP documents for the appointment of external consultants.
   » Analysis of tender submissions, negotiations with 3rd parties and making recommendations/preparing board papers for management/board.
   » Planning and determining the human and financial resources required for specific projects.
   » Monitoring (and taking corrective action where required) of the project progress vis-à-vis programme
   » Preparation of reports on a regular basis for management.
